One of the questions real estate agents get quite often is will a finished basement increase the value of my home. Both buyers and sellers will also ask how much a finished lower level will add to the value.

 

Of course, there is no cut and dry answer. Just like appraising above grade space, below grade space can have so many variations. One thing that should be clear, however is that finished basement space does not have the same value as above grade space.

 

So what are the factors that will influence how much a finished basement adds to a homes value? In the article you will see a comprehensive review of what exactly will change the value of one basement space compared to another.

 

There are essentially three types of finished basement space. The first and generally the most valuable is a walk-out basement.

 

When you have a walk-out basement you can have full windows which let in natural light. This kind of space often will not even feel like a basement. The full walk-out allows for a full door system as well.

 

A garden level basement allows for full windows but is not a full walk-out.

 

The last type of basement space is found in a level lot. With this kind of basement you typically have bulkhead as a means of egress. When you are looking at four concrete walls, it is understandable that this is the least attractive type of space.

 

While the grade of the basement level is important so is the amenities. There are so many different things you can do with a finished lower level today including spending thousands on a home theater, wine room, home gym and a myriad of other things you can dream up.

There are times when people over improve their homes. Have you ever driven into a neighborhood where all the homes are consistent until you arrive upon the white elephant? I don't even mean that the home looks bad but just out of place. It may be beautiful but belongs in a much more expensive neighborhood!

This is the classic example of someone who has probably over improved based on their neighborhood. There are many other examples just like this one.

 

Who can help in a situation like this? If you guessed a local appraiser or real estate agent you are correct. Hiring professionals who can evaluate your circumstances is always a smart move. It is certainly possible you will make financial mistakes that you will regret later on.

There are some folks who do not realize how important it is to pull building permits on their home when the work they are doing requires it! Some do it out of sheer laziness while others have more covert reasons why including the fact that when the town knows about great improvements to a home they collect more from an owner in taxes.


In the article you will see reasons why pulling a permit is so important when making additions or improvements to a home. While it may not seem so important at the time once it comes time to sell not having a permit can be a nightmare.


Savvy buyers and their real estate agents will often ask homeowners who have completed major projects if a permit has been pulled. Guess what happens when the answer is no? If you answered they ask you to get them then you would be 100 percent correct.


Here is the hard part - depending on how strict the building department is in your city or town they may ask you to do a few things.


If you are lucky it will just be to go through the permitting process and pay all of the associated fees. What if you are not so lucky?


Did you know that if you do not pull building permits when they are legally required the enforcement officer could ask you to rip out the entire project? Yes you read that correctly. This could cost you tens of thousands of dollars depending on what you have done to your home.


Don't make this silly mistake! Make sure you pull all necessary permits. You will be so much happier when it comes time to sell your home.

Around the country the winter this year has become one of the worst on record. Many areas including the Northeast have experienced record snow fall. With this inclement weather comes with it problems such as ice dams that many home owners have had to face.


For this reason I decided to put together one of the most comprehensive guides on how to remove ice dams from your home. The first consideration when talking about ice dams is not to get them in the first place. Is this possible? Yes for some homes you can minimize your chances of getting and ice dam greatly.


The cause of ice dams is heat escaping into the attic creating a warm environment that causes snow and ice build up to melt. This ice and snow then continuously re-freezes and melts until it builds up under your homes shingles.


Eventually there is no where for this build up to go other than into your home! This is where things really get sticky. Ice dams can cause major damage to our homes including paint, walls, floors and insulation. After a while the possibility of mold becomes far more prevalent.
